NRE Property Investment and taxation

Dear Pankaj ji,

I am buying a commercial property in India, the payment of which will be done from my NRE account. I will be joint-owner along-with my father who lives in India. I have few questions which I didn't find answers to after searching through the site.

  1. I will be renting the property so can rent be deposited in NRE account or are there any tax savings applicable on rent earned in this case.
  2. When I sell this property, will I have to pay LTCG or STCG tax? Again are there any exceptions on what amount can be fully repatriated.
  3. Are there any points that can be of help in case of such joint investment.

  1. 30% deduction can be taken for maintenance expenses.
  2. if you sell property after 3 years, it would be LTCG, else STCG
