pan card of landlords in case of joint ownership

Hi Pankaj,

I have a query regarding my HRA. I have two landlords and I pay them 15000 each per month. So, effectively I pay 30,000 but each of the two landlords get 15000 each as there is joint ownership of the house I live in. In this case, do I need to produce the pan card of both the landlords to my employer?

You would just need to mention PAN number of both owners (to which rent is being paid) on rent receipts.

Hi Pankaj, Is is mandatory to mention the PAN numbers of the landlords in the rent receipts as the rent paid to each of the landlords does not exceed 2 lacs which is the limit until which PAN number of the landlord is not required.

As per govt rule, if annual rent paid by the employee exceeds Rs. 2,00,000 per annum, it is mandatory for the employee to report PAN of the landlord to the employer. So you should report PAN for landlords even if each one is not getting more than 2 lakh.
